The Positives of Staging Your Houston Home
If you’ve seen all those home staging shows on HGTV, the episodes are typically filled with high drama. Without the drama, it wouldn’t make for very compelling TV. As a potential Houston home seller, no doubt you recognize the value of a trained home stager who can transform your Houston home into a showplace. Statistical data proves staged Houston homes sell quicker and for more money if they are priced right. That’s the key! Even overpriced homes that have been staged are difficult to sell.
Why Staged Homes in Houston Sell
It’s all about creating the right ambiance and mood of your home. Remember, the point of a staged Houston home is to remove or minimize the objections a potential Houston home buyer may have about your property. Your home in Houston will be far more “marketable” if it’s clean and clutter free compared to another home that is unkempt with dishes in the sink, cluttered counter tops, toys scattered about and dirty floors. All the staging in the world will not help market a home in this condition.
Create Some Space and Instill a Desire to Buy
Most homes in Houston are filled with furniture and personal items. By having a stager come in and remove excess pieces of furniture maybe rearrange or possibly substitute larger pieces with smaller ones to make your Houston home feel a little more spacious and welcoming is the mission. This is all in the effort to help a potential buyer connect or become emotionally attached to your house and instill a desire to buy.
It Takes Work to Sell Your Houston Home
Just remember, selling your Houston home requires tremendous effort on your behalf to maintain the home in the staged condition. Failure to do that means all the effort and time taken to stage the home will be lost.
The Big Three!
In today’s Houston real estate market, it requires the home seller consider price, condition and home staging when it time to place your Houston home on the market. And they must all work in unison to provide you a better chance to sell your home. A staged home in less than mint condition that is overpriced will be difficult if not impossible to sell. To obtain your strongest offer from a buyer the home must be priced right, in pristine condition and staged too.
Until next time
P.S. In a future post I’ll discuss the negatives of a staged home. Yes, they actually do exist.
